Enjoy your next vacation surrounded by natural beauty at Ventura Pines Cottage on the shores of Lake Michigan in charming and historic Holland, Michigan. Park Township has a long history of welcoming visitors to the area, as does this property, going back over 100 years. Although Park Township has recently banned short term rentals, Ventura Pines Cottage legally can be rented on a short-term basis because it has a protected nonconforming use status that is constitutionally protected. Ventura Pines Cottage is an upscale and stunning craftsman cottage with incredible views of Lake Michigan and can easily accommodate large groups within it 4000 square feet of living area, as well as in neighboring cottages. Natural beauty abounds in the 140 feet of direct lake frontage, private beach (40+ total steps in 3 sections) 1+ acre yard that is well groomed and nicely landscaped.
The cottage is handsome and sturdy in the craftsman style, is recently renovated and well-appointed with master carpentry throughout, hardwood floors with inlays, stone fireplaces, leaded glass doors, granite countertops, stained glass lighting and windows, great bathrooms with heated floors. There is a spacious great room living area, well equipped gourmet kitchen with cherry cabinets, lakeside breakfast nook that seats 12, dining room table that seats 12, family room, den, recreation room with pool table and ping pong, 2nd kitchen on upper floor, 2 laundry rooms, 2-car garage, heated floors, security system, air conditioning and ample parking.
PROVIDED FREE, as available: use of kayaks, SUP, volleyball, badminton, corn hole toss, whiffleball.
BEDROOMS: For sleeping, there are four main bedrooms, a bunkroom and a den. There are two are master suites; the 2nd floor master suite has breathtaking lake views, fireplace, canopy bed, access to sundeck, large master bathroom with whirlpool tub and heated floors. The 1st floor master suite has a ½ bath, sliding door to private patio, and provides garden and lake views. The other bedroom on the main floor has a queen bed, the den on the main floor has a daybed with trundle (two twin beds). Upstairs is a family bedroom with a Queen bed and two twins, a small bunk room with two twin beds, and the luxurious master suite already mentioned.
For your outdoor enjoyment the cottage also has a large lakeside screened porch with 2nd floor sundeck above, boulder-lined campfire pit on bluff surrounded by log benches, outdoor patio, charcoal grill, and a private beach with 140 feet of frontage.

AVAILABILITY AND RATES: Summer weeks are available Saturday - Saturday with rates ranging from $5500 – $8000. for a maxiumum of 12 guests. Please see availability tab above to check what weeks may be available. Reduced rates are available in off season and monthly winter rates are available upon request.
BEDROOM CAPACITY: The maximum number of overnight guests is 12+ that can be accommodated. Three bedrooms each have a Queen bed, and one bedroom has a Queen and two twins, the den main floor has a day bed with trundle, and the small bunkroom upstairs has twin bunk beds.
PLEASE NOTE: Ventura Pines Cottage is NOT available by the day and is not a wedding venue. It is available exclusively for use by family and friends for vacations and casual events. Small celebrations that are respectful to the neighbors and home may be allowed during your stay under certain circumstances.
PLEASE NOTE: Park Township has taken the position that certain short-term rentals are not permitted in certain areas of the Township. This property is not one of them. This property can be rented on a short-term basis because it has a protected nonconforming use status, which allows short-term rentals to legally operate on this property in perpetuity.
A nonconforming use is a vested, constitutionally protected right in the use of particular property that was legal at the time it was created but has since become impermissible because of a subsequent adoption or amendment of a zoning ordinance. Lyon Charter Twp v Petty, 317 Mich App 482, 489 (2016); Mator v City of Ecorse, 301 F App’x 476, 479 (6th Cir. 2008). The Michigan Zoning Enabling Act (“MZEA”) codifies this protection and “grandfathers” nonconforming uses which exist “at the time of enactment of a zoning ordinance or an amendment to a zoning ordinance.” MCL 125.3208. Once established, a nonconforming use runs with the land and cannot be extinguished by transfer of title. Trail Side LLC v Vill of Romeo, 2017 WL 2882554, at *2 (Mich Ct App July 6, 2017). The sale or lease of property to another party does not extinguish the right to use the property for the nonconforming use. Id. A nonconforming use may be seasonal, Civic Ass’n of Dearborn Twp, Dist No 3 v Horowitz, 318 Mich 333, 340 (1947), and once “established, a subsequently enacted zoning restriction . . . will not divest the property owner of the vested right.” Heath Twp. v. Sall, 442 Mich 434, 439 (1993).
