The Cabin - 1,710 Square Foot 2 Story Cabin with 3 Bedrooms & 1.5 Bathrooms, The second floor features two spacious bedrooms and a loft with a futon that can be used for additional sleeping area. You will also find the game room complete with a Fireplace, Boards Games, Wireless Charging Pad, TV's, JBL Speaker, Pool Table, Dart Board, Kegerator and a Poker Table.

BBQ - The BBQ Grill is propane. Guests are responsible for refilling the propane tank when needed. You can take the propane tank to DIY Home Center to refill it - 42146 Big Bear Blvd, Big Bear Lake, CA 92315

Hot Tub - Enjoy our luxury hot tub, Please follow the rules listed at the cabin while enjoying the hot tub. Hot tub hours are from 7:00am - 10:00pm.

Extras - Roll away bed is available for additional guests upon request prior to arrival.

This rental agreement is a legal binding contract, Please read this thoroughly. Violating the rules of this contract will result in immediate eviction with no refund.

Check In/Check Out Procedures: Check In Time: 4:00PM - 10:00PM & Check Out Time: 11:00AM

Any early arrival or late check out is not permitted unless otherwise agreed to in advance. There will be a minimum $75 charge per hour for late departure.

We will provide the access code and check in instructions via messages.

Prior to check out please do the following:
Wash any used dishes or place in the dishwasher and start it.

When departing, Set the thermostat to 60 degrees.

Cancellation Policy
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

Extras
High Speed Wireless Internet, Televisions, Appliances, Hot Tub, BBQ Grill, Etc. are supplied as a convenience for guest use. In the event of a malfunction or breakdown of extras, The host will have the extras repaired, as quickly as possible. Guest agrees there will be no refund for malfunction or breakdown of extras.

Repairs and Service Calls
We cannot provide guarantees that equipment/amenities breakdowns will not occur. Please report any problems immediately so the repair may be made in a timely manner. In the event of a breakdown, we will make the best effort to remedy the situation quickly, but given the small mountain community, sometimes repairs take time due to limited resources. Any breakdown will not constitute a breach of this contract nor give the guest the right to any refund or rental adjustments. Should a repair person find that broken equipment is in working order or the problem was due to guest negligence, all charges for the service call will be charged to the guest.

Pests and Wildlife
Be aware you are renting in a wilderness environment. There are many animals (including but not limited to coyotes, bears, bobcats, squirrels, chipmunks, etc.) Wildlife is unpredictable and can be dangerous – do not engage with wildlife and keep an eye on small children at all times. The wilderness also has many pests/bugs. We take care in keeping our property clean and pest free with a quarterly pest control service. But be aware that pests are around and may be found in the home. Do not leave doors or sliders open as pests and small animals may find their way into the home.

Lost Items
We are not responsible for items left at the cabin. We will try to locate lost items but cannot guarantee they will be found. Please check the property carefully before leaving. There is a $40 fee to search for and/or retrieve lost items. Items that can be shipped back will be and you will be contacted to arrange shipping and payment.

Parking
All short-term renters must park on the rental property. No street parking is allowed. The number of approved spaces for your rental is 3. Parking on the street will result in a $1,000 fine which will be charged to the guest.

Noise
Guests are required to adhere to quiet hours between 10 p.m. and 7 a.m. Code enforcement complaints for noise will result in a $1,000 fine charged to the guest. This includes no hot tub use after 10pm.

Smoking
No smoking allowed on the property, Any evidence of smoking found will result in smoking fees and or additional cleaning fees.

Trash
Black trash bin and blue recycling bins are out front. Any grocery bags or lightweight plastics found in the blue bin will be subject to a $100 fee due to Big Bear City CSD Guidelines not being followed. Please take out the majority of your trash before you leave.

Occupancy
Exceeding the occupancy limit could result in expulsion from the rental, fines and or both. The approved number of people allowed in this cabin is 8. This cabin is approved for 8 guests total and 3 vehicles total. Additional guests or vehicles will result in immediate expulsion with no refund.

Prohibited Use
Short-term rentals may not be used for commercial purposes, such as filming, corporate retreats, conferences, or wedding receptions.

Complaints
The County operates a 24-hour hotline where residents can report short-term rental violations. All complaints are investigated and can result in a citation. Guests are responsible for all fines if Code Enforcement is called due to noise, excessive occupancy/cars, parking violations or any other disturbance at the home. Guests are also responsible for $200 payment to 24/7 local contact if called to the home for disturbance complaints.

Winter Travel:
Always carry snow chains when driving in the mountains as weather conditions change very rapidly. From November 1 to April 1 in California, all vehicles are required to carry tire chains (or cables), even if it isn't snowing at the moment. We strongly encourage you to practice installing the chains in the comfort of your driveway before heading up. There is nothing worse than trying to figure out how to install snow chains in cold and snowy weather. Due to liability issues, we cannot install snow chains for you.

We recommend checking road conditions before heading up the mountain. The CalTrans “QuickMap” app is a great tool. The app will show road closures, traffic, and chain requirements in real time; you can monitor the conditions and alter your route if needed. This app is really invaluable when traveling in snowy conditions.

No refunds will be given for storms or road conditions. Mountain roads are curvy and steep and there are no refunds due to hazardous road conditions. We will provide a refund only in the event that ALL three roads into Big Bear are closed. If there are any roads open into Big Bear, we will not refund in the event of a snow storm, fire, earthquake, etc.


Release of Liability
I, the undersigned, am voluntarily participating in this rental agreement with BRMBB LLC and its host, Joseph Kalaj. Under no circumstances shall the owner or property managers be responsible for any loss, expense, damages, claims or injury direct, or indirect, consequential or otherwise of guests during guest stay. As a guest (the person registered and those persons authorized to be in the property) you understand that you may participate in activities with certain risks and hazards, including, but not limited to slipping on ice/snow and dangers associated with mountain alpine environments. Guest hereby agrees to accept, on behalf of all persons in the rental party, any and all risks of injury, loss of any kind, or death. Guest also agrees, on behalf of all guests, that if/when they are participating in any and all activities, they accept all risks and use of the accommodations and hereby assume all risk of injury, illness, damage or loss to person or property that might result, including, without limitation, and loss or theft of personal property. By booking this home you acknowledge that in all events and circumstances the owner, its officers/assistants or property managers, shall not be liable. We reserve the right to cancel or rescind any rental agreement if it is found that guests are conducting unlawful activities, not abiding by City or House rules, disturbing others by playing loud music, percussion, audio or instruments, or cause any loud or offensive noises, have made any misrepresentations about the nature or size of the group or the use of the property or any other misrepresentations or in any way in breach of rental agreement. This agreement and disclaimer applies to you and all guests within your party.
