Open plan sunken lounge with large TV, DVD player and Nintendo Switch and Wii with large bi-fold doors opening onto a generous covered deck with fans, fireplace, cafe blinds outdoor cafe heaters and enclosed BBQ area. A comfortable 10 seater outdoor table, lounge suite and occasional chairs also adorn the deck. There are also seats around an outdoor firepit overlooking the pool with beautiful lighting for those balmy summer evenings.
A kitchen overlooking the deck has granite benchtops, oven, gas cooktop, dishwasher, microwave and also many small appliances such as coffee machine, slow cooker, rice cooker, mixers, blenders etc. Bench stools and a five seater table and chairs also in an open plan setting.

Mt Martha is a tranquil beachside village on the Mornington Peninsula. It is in close proximity to many wineries, Galleries, restaurants, beaches, a children’s playground is also 400m up the street.
Just a few minutes walk to the end of the street and either down steps (right - currently under rapair) or a steep bitumen path (left) takes you to a very tranquil BIRDROCK Beach, perfect for fishing, snorkelling, swimming and other water activities.
A lovely walk to the beautiful Mt Martha shops approximately 30mins (2.7km) or into Mornington 50mins (4.3kms). A path runs along the esplanade through the trees most of the way.
The property has several sets of stairs and is not particularly suited to the disabled.
No schoolies, bucks, hens or parties. No smoking inside
Pets can be accommodated on request.
